Site acquisition

We purchase sites that offer immediate access to transportation routes; ample room for trucks, docks, and parking; and space for our clients to expand. If you already have a site picked out, we can help you purchase and develop the land.

Project development and planning

With a site in hand, we’ll get the preliminary plans and pricing in order so we’re ready to move forward quickly. If it’s a build-to-suit project, we’ll factor in your specific needs at this time.

Site work and preparation

Whether we’re building out a site for your business or on spec, we’ll do the dirt and utility work and get the property ready for construction.

In-house construction

Our partner company, Graham Construction, provides experienced construction management and general contracting services to our projects in central Iowa, and serves as construction manager for projects in other markets.

Fair leasing terms

We view your business as a client, not a tenant. We’ll draft a fair lease that suits your space
requirements — and build in plenty of flexibility for your operational requirements.

Flexible tenant improvements

Tell us what you need — we’ll tell you how we can help make the space work for you. We also can lend you money for capital improvements through your lease.
